    EV Infrastructure for the Modern Build BLOG EV Charging EV Infrastructure for the Modern Build 6 January 2026 at 12:50:07 Developers of residential properties have made great strides in implementing EV charging solutions in their car parks, giving thousands of electric vehicle drivers convenient access to charging at or near their homes. Becky Hornby, residential charging expert at Rolec, highlights why EV infrastructure has become essential for developers. It is not new to suggest that more needs to be done to tackle the current climate emergency. The push for rapid decarbonisation can be felt throughout the UK and expands far into the world. Something that has been acutely felt in the built-environment industry. This is especially apparent with the UK Government’s Part S building regulations. Residential and commercial EV infrastructure has been a huge conversation point the last few years, and the Government’s Part S regulations have only worked to further cement this concept. Making it compulsory for all new build properties, with off-street parking, to provide an EV chargepoint for future occupants. It also applies to properties undergoing major renovations that will have more than 10 parking spaces upon completion and set minimum standards for all new chargepoints. The aim, of course, being to make EV more accessible and create infrastructure to support the switch to electric. This regulation specifically aims to tackle this problem of electric vehicle infrastructure we currently have in the UK. Highlighted as one of the greatest problems facing the adoption of electric vehicles, many people have stated the inaccessibility of electric vehicle chargepoints as one of their main deterrents against taking the step to emission-free transport. INSTALLATION The first thing you need to consider when selecting the right charge point is where it will be located. For example, a home charger such as, EVO, Zura, or WallPod, is likely to only be used by you and often only once a day (overnight) whereas chargers located in a residential estate or commercial development are likely to be used by a number of different electric vehicles, and subject to a greater level of wear and tear. This is where BasicCharge and Quantum chargers step in. Furthermore, factors such as the complexity of the installation, site conditions, the types of chargers, and labour will determine the installation cost. A fully qualified and experienced EV chargepoint installer will be able to give you the best advice on what would work for your specific location and based on their assessment they will give you an accurate cost for the installation. LOAD BALANCING AND MANAGEMENT Adding chargepoints to your development means that the demand on your available electrical load can increase notably. Therefore, influencing the capacity needed on site. Load balancing solutions can allow you to increase the number of chargepoints you can operate on the site’s existing available supply. Rolec can provide this in two ways. For single charging units, Automatic Dynamic Load Balancing via a CT clamp that is attached around the property’s live cable between the meter and consumer unit. For multiple charge points, a load management profile is created at point of installation and balances the property’s available power: Dynamic Load Management via a DLB & Fuse Protection Device which is connected directly to the main electrical supply. CHARGING SPEED For homes, a 7.4kW charger is the industry standard and is in fact required to meet the Part S regulations. Since the user is likely to plug in for 8-hours overnight or to top up during their off-peak tariff hours. Whereas commercial spaces would typically opt for either 7.4kW or 22kW chargers for general charging and fleet operators may look toward DC rapid charging with speeds of up to 650kW. MID-METERING MID-approved metering is essential for accurately monitoring energy usage and producing automatic billing. This is something that is especially important to consider when creating a public or shared charging network. For this reason, Rolec’s commercial/public charging solutions come equipped with in-built ‘class B accurate’ MID-metering as standard, whilst many other models on the market do not. SOLAR As part of your journey to future-proofing your development it is important to consider how the chargers will work with any existing or future solar arrays. Not all chargers are created equal, and some models may not be compatible with solar power. Thankfully, all of Rolec’s AC units support solar charging via a CT clamp.     CASE STUDY From Mining to Redesigning; Fleet Charging Helps to Reduce Council’s Emissions by Over 1000 Tonnes MORRISON BUSTY LOW CARBON DEPOT Durham County Council was awarded £5 million from the European Regional Development Fund (ERDF) and £3.3 million from their Invest to Save fund, to carry out a major refit of their fleet vehicle depot, located on the previous site of the Morrison Busty Colliery. The aim? Creating the clean energy hub of the future, capable of self-generating renewable electricity to power the entire site. The idea originated in 2018 and was developed until 2020 to include: a 3-megawatt solar farm with 2-megawatt battery storage, air source heat pumps, site ecological improvements (including consultations on improving biodiversity and safeguarding the life of protected species) and EV charging – amongst other things. With the target of reducing emissions by nearly three quarters. Amongst all the demolition and re-designing of the old site, Durham County Council has made provisions to maintain the site’s history. Restoring buildings that are steeped with historical interest and have a profound connection to County Durham’s mining past. There is something very poetic about a site previously dedicated to the mining and distribution of fossil fuels becoming a beacon for clean energy. And these buildings will remain as landmarks of a past that, although soon-to-be obsolete, will remain part of Durham’s history. SCOPE Before the project commenced, the 21-acre depot was used mainly by the council as a base for fleet vehicles in the refuse collection, street lighting and green vehicles divisions as well as for equipment storage, gritting vehicles, and salt storage. This was set to remain as the overall purpose of the site, but extra accommodations needed to be made to update it in line with the council’s new direction for the future. Using a portion of the combined £7.3 million budget, Durham County Council wanted to create reliable and futureproofed charging infrastructure for their growing electric fleet. Following in the footsteps of councils across the UK, Durham County Council has seen the potential of electric vehicles and has set themselves a deadline for their full fleet transition to be supported by charging infrastructure. Alongside this, the council is also embarking on an impressive solar project, aiming to fully power the depot with energy generated on site. With this in mind, all charging infrastructure needed to be compatible with solar as well as with the site’s energy management system, provided by Wattstor. SOLUTION In total, Rolec supplied 56 chargepoints to the site. Including both fast and rapid charging facilities to meet the unique needs of their array of on-site utility vehicles. Twenty 50kW chargepoints have been allocated for the use of refuse vehicles and for the growing fleet of LCEVs to receive top-ups periodically throughout the day. The remaining 36 7.4kW chargepoints will provide charging to EVs kept in storage at the site, as well as for overnight charging for the complete fleet, as required. Durham County Council opted for AutoCharge units to facilitate this, providing a tougher exterior to support the high traffic of the site. BENEFIT According to estimates taken before the site’s refurbishment, the annual carbon usage of the depot was set at 1,150 tonnes of CO2. The decision to carry out the transformation has meant that the council has reduced the site’s carbon emissions, with a total annual decrease of more than 1,000 tonnes of carbon dioxide. Representing a 4% reduction of Durham County Council’s total emissions. Frankie Mellon, Sales Director at Rolec Services, went on to say: ‘The technology we supplied as part of Durham County Council’s low carbon initiative has given them the power to take full advantage of their energy systems. Providing a futureproof solution for their budding electric fleet and distributing a diverse solution to meet the needs of their varied collection of vehicles. Working alongside the team at Ivegate to facilitate the installation of these units was frictionless and really stands to say that installing EV infrastructure is not only a necessary decision for the planet but a decision that is also easy to execute. The terms ‘lockdown’ and ‘restrictions’ have placed the world at a standstill, however despite all of the Covid-19 uncertainty, Rolec Marina has continued to flourish in the UK marina market, transforming destinations, ready for visitors to take a well-deserved getaway once all of this is over! Read more as we discuss three of our exciting UK marina projects… Tarbert Harbour One of our projects included the complete refurbishment of Tarbert Harbour , voted one of the top ten Instagrammable destinations in Scotland by Vogue. We were invited back by Tarbert Harbour’s team after approximately 15 years to transform their harbour with 53 of our highly acclaimed Classic Smartcard Metered Service Pedestals, which include LED illumination and water taps. By opting for our prepay MID approved Smartcard metering system , the marina operator at Tarbert Harbour now benefits from a modern solution for controlling and managing their berth electric supplies. Visitors of the destination can now simply pay for their electric supplies using reusable Smartcards, offering an efficient user experience whilst saving man-hours for the marina team. Pauline Laycock, Marina Office Manager at Tarbert Harbour said: “We have been associated with Rolec Services for many years and always found them to be professional with high quality customer care; so when we decided to replace all our pontoon service pedestals (53 in total), we contacted Rolec for information on the most suitable for our requirements. Their team could not have been more helpful. Assuring we got the right pedestal for our purposes and answering all our questions no matter what they were. They were quick and professional and the installation was completed ahead of time. We found the software easy to install and our customers have already seen the benefit of the new pedestals; which are designed to a high standard and have helped us continue with our ethos of providing the best service we can to all our customers.” Largs Yacht Haven As well established marina services providers across the world, it is always exciting for us to be invited back for projects at destinations we are familiar with. Largs Yacht Haven have benefited from our services for over 30 years, so transforming the destination once again was a true delight. This particular project included upgrading Largs Yacht Haven’s 730 berth marina, which involved stripping out the entire electrical system and replacing with 117 of our Classic Service Pedestals (complete with LED illumination), allowing berthing excellence for boating enthusiasts as well as 12 of our must-have Distribution Units. Situated in Scotland, Largs Yacht Haven is placed in the perfect destination for those who enjoy exploring scenic surroundings. We began our work in January 2020, although the weather wasn’t as pleasant as desired, we continued to refurbish the marina, even throughout three storms! As three months passed, we were forced to stop the upgrade works on Largs Yacht Haven due to the worldwide health crisis, however, we resumed once again in July, allowing us to completely transform the destination. Although times were challenging during our project with Largs Yacht Haven, the completed result was well worth the journey! John Stewart, Marina Manager at Largs Yacht Haven said: “Having worked with Rolec Services over the last thirty years, we decided to use their expertise to upgrade over half the electricity modules in our 730 berth marina. The upgrade involved stripping out the entire electrical system and replacing with new distribution boxes and modules. Work started as planned, on the eight week upgrade, in early January 2020 but unfortunately due to Covid was not completed until July. Rolec Services and their employees on site did a fantastic job maintaining a power supply to our berth holder’s boats during the busy early Summer months. We now have one lit module for every two boats, 16 and 32 amp sockets as required and no cables crossing the pontoons, eliminating trip hazards.” Braunston Marina Located in Daventry and a major centre for leisure craft and narrow boats, Braunston Marina is a destination that we are familiar with, having installed their very first service pedestals back in 1995. After 25 years, Braunston Marina decided to revamp and upgrade their destination. Although Covid-19 saw visitors drop, the health crisis provided them with a ‘silver lining,’ enabling them to repair and upgrade their facilities for future visitors. Choosing Rolec once again was without a doubt fantastic news for us; working with old customers and seeing their marinas transform always brings us great joy. Two out of four phases have been completed, once the project has been finalised, Braunston Marina will benefit from 74 of our industry leading LED illuminated Classic Service Pedestals (a mixture of 2way and 4way styles), all of which are equipped with MID approved metering. Opting for our MID approved metering system provides visitors and the marina managers with a simple to use and mooring experience, providing the ideal solution for all. The next two phases are set to start in spring 2021 and our engineers certainly cannot wait to get started. With a brand new, updated and modern look, we are sure that Braunston Marina’s visitors will continue to enjoy their stay with enhanced aesthetics and greater efficiency when using our Classic Service Pedestals. Graham Newman, General Manager at Braunston Marina said: “As we know only too well, the quality of Rolec’s products is so good that they can easily provide twenty five years of service. We only changed their existing bollards to take advantage of the many technological improvements since we first started installing them in 1995, when we were amongst the first inland waterways marina to do so, and the internet hardly existed.
